Arlington is not a normal cold storage market, and the reason is the entertainment district.
Most commercial kitchens have a demand curve you can plan around. A venue kitchen has spikes. A sold-out night at Globe Life Field or a festival weekend at Texas Live! can multiply food and beverage volume several times over for a few hours, and then it drops back. Building permanent cold storage for the peak means paying to refrigerate empty space three hundred days a year. Building for the average means running out of cold product at the worst possible moment.
The answer is usually both, in the right proportions. Permanent walk-in coolers and freezers sized for normal operations, plus mobile refrigeration trailers brought in for the dates that need them. We do both sides of that, which means one conversation about capacity instead of two vendors pointing at each other on game day.
The other Arlington constraint is access. Work inside the district happens between events, in loading areas shared with production trucks, on a schedule set by somebody else. Panels get assembled in place rather than craned in, and we size the run to the route in before anything is fabricated.
